Questions about the calculator
Does this tell me if I qualify?
No. Lenders test your payment at your rate plus 2%, or 5.25%, against your income and debts.
Why does a 30-year amortization cost more insurance?
CMHC adds 0.20%. It's for first-time buyers and new builds.
Why compound twice a year?
Canadian fixed-rate mortgages do, so the payment is a little lower than a US calculator shows.
What rate should I put in?
One you've been quoted, or ask us for today's. Rates change too often to publish.
